These terms and conditions were last updated on Novemer 20, 2022 and outline the rules and regulations for the use of The 198's Website, located at www.the198onjeff.com. This is a legally binding agreement so please read the Terms and Conditions carefully before booking a reservation.

By accessing this website we assume you accept these terms and conditions. Do not continue to use www.the198onjeff.com if you do not agree to all of the terms and conditions stated on this page.

The services of www.the198onJeff.com are only available to those who can form legally binding contracts under applicable law, and thus, are not available to minors. By using www.the198onjeff.com, you represent that you are of sufficient legal age to use www.the198onjeff.com and to create binding legal obligations for any liability you may incur as a result of the use of www.the198onjeff.com. You also warrant that you are legally authorized to make the travel reservations and purchases for either yourself or for another person for whom you are authorized to act.

We reserve the right, at our discretion, to change and or modify portions of these Terms and Conditions at any time without notice and, unless otherwise indicated, such changes will become effective immediately upon posting; therefore, please check these Terms and Conditions periodically for changes. We will display the effective date of these Terms and Conditions at the top of this page.

The following terminology applies to these Terms and Conditions, Privacy Statement and Disclaimer Notice and all Agreements: “Client”, “You” and “Your” refers to you, the person log on this website and compliant to the Company's terms and conditions. “The Company”, “Ourselves”, “We”, “Our” and “Us”, refers to our Company. “Party”, “Parties”, or “Us”, refers to both the Client and ourselves. All terms refer to the offer, acceptance and consideration of payment necessary to undertake the process of our assistance to the Client in the most appropriate manner for the express purpose of meeting the Client's needs in respect of provision of the Company's stated services, in accordance with and subject to, the law. Any use of the above terminology or other words in the singular, plural, capitalization and/or he/she or they, are taken as interchangeable and therefore as referring to the same.

Cancellation Policy

100% refund up to 30 days before arrival
50% refund up to 14 days before arrival

The 198 Friends & Family

100% refund up to 60 days before arrival
50% refund up to 30 days before arrival

We would be happy to reschedule your stay up to 30 days prior to check in and a 10% rescheduling fee will apply.

If you need to cancel your reservation, please reply to the original reservation email with your cancellation request.

Damage Deposit

The Guest authorizes The 198 to place a pre-authorization hold on the Guests credit card at the time of check-in.

Pre-authorization, also known as pre-auth or authorization hold, is a common practice within the vacation rental industry that enables The 198 to place a hold on a customer's funds to account for any damages or extra charges incurred during their stay.

This hold for the Damage Deposit is for the faithful performance of the Guest under these Terms and Conditions. Damage Deposit hold shall be released by The 198 within 7 days of check-out less any itemized deductions.

Pre-Authorization Hold amounts

Jammin' on Jeff and Just a Stones Throw is $300.00
The 198 Friends & Family is $500.00

The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at Check out, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

Quiet Hours

Quiet hours begin at 10:00 PM each night and continue until 9:00 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. The 198 is located in eastern daylight savings time.

Occupants

The total number of individuals staying on the Premises during the stay shall be the same amount as on the guests reservation. If more than the authorized number of guests listed on reservation are found on the Premises, The 198 can terminate reservation immediatley.

Pets

The 198 does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Reservation and any damage eeposit shall be forfeited.

Smoking

Smoking on the Premises is prohibited.

Use of the Premises

The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.

Illegal Activity

The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate removal from The 198 with no refund of pre-paid Rent.

License

Unless otherwise stated, The 198 and/or its licensors own the intellectual property rights for all material on www.the198onjeff.com.

All intellectual property rights are reserved. You may access this from www.the198onjeff.com for your own personal use subjected to restrictions set in these terms and conditions.

You must not:

This Agreement shall begin on the date hereof.
